The Agreement Of Purchase And Sales Agreement used by Realtors contains a number of clauses designed to protect you the buyer... there are clauses for Finance, Insurance, Home Inspection, and, if in a rural setting, Water Tests and Septic System Tests and the list goes on.

Nova Scotia has many rural areas and most of these areas do no have water and sewer services... a good example of this would be HRM (Halifax Regional Municipality) which is a vast area with many areas not having these services.
